    There is a demographic shift taking place in the United States as one of the biggest transfers of wealth is underway.  Discussions with trusted advisors like yourself are an integral part of executing on a succession plan that preserves and grows the estate for generations ahead.
     
    Longtime real estate investors in CA are reaching a stage in their lives where they are considering how to handle these assets as part of their estate planning—many of whom self-manage with heirs disinterested or unable to take over operations.  
     
    Real estate investors with a low tax basis will often consider a 1031 exchange when contemplating a sale. This is especially true for CA residents, who are subject to higher capital gains tax rates.
     
    Teresa Fluegel, Certified Exchange Specialist at Chicago Deferred Exchange Company, will cover the rules of the 1031 exchange as it relates to the strict deadlines imposed by the IRS, and the requirements to replace debt and equity to avoid boot, as well as the various methods of identifying replacement properties.
     
    Mehdi Star, Director at Sequent REWM and SVP at Colliers International, will discuss Single Tenant Net Lease (STNL) and the Delaware Statutory Trust (DST) as two (2) distinct categories of replacement properties that qualify for “like-kind” in a 1031 exchange.  
     
    Ultimately, this overview should allow for more nuanced conversations with your clients who have real property as a component of their estate.
