6th Annual Women in Leasing - It’s a Tenant’s Market: Tenant-Friendly Commercial Lease Provisions in the COVID-19 Leasing Market
The post-Covid era will be characterized by high vacancy, a rise in bankruptcies and falling rents resulting in a more tenant-friendly market than we have seen in many years. This webinar will discuss tenant-friendly lease provisions (taking into account evolving case law and legislation) which tenants should consider incorporating into their commercial lease transactions.

Krista Marie Kim
Krista Kim is the founder and principal attorney of Valence Law Group, a California-based law firm specializing in a wide range of real estate transactional matters, including acquisitions and dispositions and commercial leasing. In her leasing practice, Krista advises clients on office, life sciences, industrial, medical, and retail lease transactions. Krista received her JD from UCLA School of Law and her BS from UC Berkeley.
J.J. Sherman
J.J. Sherman, Esq. is an experienced attorney with a diverse practice that covers commercial real estate, data privacy, and general commercial law matters. She began her legal career at Sullivan & Cromwell LLP in New York City and later joined Latham & Watkins LLP in Los Angeles before opening her own practice, Law Offices of J.J. Sherman, P.C. in 2009. J.J. works with clients in a wide range of industries including the retail, apparel, fashion, finance, technology, real estate, and entertainment industries. She has broad experience in commercial real estate transactions, including negotiating leases, lease workouts, purchases, sales, financing, joint ventures and related legal issues.
J.J. obtained her Juris Doctor, magna cum laude, from St. John’s University School of Law, where she was a member of St. John’s Law Review.
She graduated from Marymount Manhattan College, summa cum laude with a B.A. in History and a B.A. in Theater. J.J. is admitted to practice law in California and New York. She currently serves as the chair of the California Lawyers Association sub-committee on commercial leasing.
